BUY/SELL/LEASE -

BRIARWOOD

Once You Buy a Briarwood Townhome

  Notify the Briarwood Community Center Office at

   (310) 412-5009 and adhere to the following steps:

​

You need to bring the following items to the BCC Office:

  • A copy of your Deed of Sale

  • Your Final Closing Statement

  • Driver's License or Photo ID

  • Vehicle Registration & Proof of Insurance for vehicles that will be on site. Registration must be current and in the name of the homeowner. Must provide Vehicle Description & License plate number​.

You will Receive the Following:

B-Stickers

  • A "B" Sticker is required on permanent Resident's vehicles in order to enter the complex on the owner's side (left of the guard gate).  It is numbered and registered to a specific vehicle for exclusive use and may not be switched from one vehicle to another and must not be shared or loaned out.   It must be placed on the vehicle's front windshield, in the upper right hand corner.   

    • 2 are provided per unit at no cost

    • 3rd & 4th (4 max) are ($50.00 each)

    • Replacement cost $100.00 each

Key Cards

  • Key Cards - May be purchased 

    • 4 key cards (max) at $25.00 each.

Note: Key cards are only issued to residents over the age of 14.

As a new homeowner in Briarwood, you are required and expected to read understand and comply with the CC&R's, By-laws and Rules and Regulations.

When You Decide to Sell Your Property...

SELLING YOUR BRIARWOOD TOWNHOME

 

  • Notify the BCC Office (310-412-5009) When You List Your Unit.

  • Provide the name of your Real Estate Agent and their phone number.

  • Advise the office whether or not the selling agent is authorized to grant guest entry at the gate.

 

PLEASE ALSO BE AWARE THAT:

  • For Sale signs, Open House signs, balloons, etc. are NOT ALLOWED.

  • No "Open Houses"

  • ALL prospective buyers must go through the regular process for entry and must be authorized by the current owner or selling agent (if pre-authorized).

LEASING YOUR TOWNHOME

 When Leasing in Briarwood 

Notify the Briarwood Community Center and adhere to the following steps:

 

 (1) You or your new tenant must provide a copy of the Lease or Rental Agreement signed

      by the leasee and the property owner.

 (2)  The new tenant must provide a valid ID.

 (3)  Vehicle registration for vehicles that will be on site.

       Registration must be in the name of the tenant.

 

Tenant will Receive the Following:

  • B Sticker (2 at no cost)

  • 3rd & 4th max ($50.00 each)

  • Replacement cost $100.00 each

  • Your tenant may also purchase up to 4 key cards $50.00 each

 

Note: Key cards are only issued to residents over the age of 14.  If your leasee returns their key cards they will be refunded 1/2 of the cost.

Be sure that you also communicate with your Homeowners Association. Please be mindful that when you lease or rent your unit, you automatically relinquish your right to use the swimming pools/spa and other recreational facilities.
